Judged on total form fills or total calls, every channel is ranked on tenant traffic, which is a cost of doing business rather than a source of revenue.
Separating the two at the lead file is the first and most important step, and it usually reveals that the channels producing the most enquiries produce almost no owners.
Once separated, the owner funnel is small enough to read carefully — which is a feature, because at four enquiries a month each one is worth understanding individually.
